I only ask that because of the townhomes on Miro Circle also are sometimes referred to as sitting in Scripps Ranch Village.
Anyways I see Scripps breaking down kind of as follows:
Stonebridge taking the biggest hit because so much of it was built out at the peak. The homes a big and the lots are decent, as it is not nearly as crammed in as 4S but accessibility is tough. Also the worst part of Stonebridge is on the most accessible part of it. That means to get to the higher end homes you have to go more and more east. That kind of blows.
I think that alot of the homes in the Cypress Canyon area, Americana and stuff like that will fall a little heavier then old Scripps but not by to much. These homes all ran up pretty fast as they were 1990s era stuff. Not huge lots and the homes take up alot of each lot. Still though, good strong community, alot easier accessibility although Scripps Poway Parkway is not to fun, it still beats Pomerado.
Old Scripps both north and south of Pomerado will follow act in a similar manner.
The Villages up on the top of the hill do offer easy accessibility and in some cases some pretty darn nice views. Noise from 15 can be a problem. Conversely they do have MR and HOA fees as well. However Old Scripps south of Pomerado has HOA and that sucks. Also the MR of the homes in the Villages are less then Stonebridge. There have been some distress sales in the Villages but not nearly as many as Stonebridge so yes I think there is a little more built in value up there for obvious reasons. Now will it result in a much more robust safety net? Probably not BUT there will also be less inventory available up there. So the decline may not match it identically but will it be similar? Probably. Sorry if I am being to ambiguous.

It is scheduled to go to trustee sale on 3/30/09. Not sure if it has been delayed or not but I “think” the judgement amount is 628k. Not sure what the starting bid will be for the home and for all I know it may be a junker.
