LOL, and I was just about to retract my statement telling you not to buy, after you clarified your down payment situation.
In the end I think you went with your gut, and that’s a good thing. Just know that when you buy a house with 20 % down, you are going to have to part with a big chunk of change.
Finally, there is nothing wrong with renting. You have the ultimate freedom to make changes with 30 days notice. And from a financial perspective, it’s probably not a bad thing either. I really doubt we see any substantial price increase over the next decade. Good luck to you (and your realtor, LOL).

Participanti choked. I saw my life flash before my eyes. I don’t want to live and die on that patch of dirt. It wasn’t a spot I really wanted to be for 20 years. Although i don’t know, maybe it would have been all right. it was partly the fact that when i bid I said id pay closing costs, plus my wife wants a40,000 pool, so really we were going to be 125,000 out of pocket. ultimately, that was too much for me out of pocket.
