Hi Flu and SDrealtor,
Thank you both for you honest opinions. I totally agree with you guys on the pricing. I don’t feel like paying over $650K at all especially with the economy going forward. I would even say it’s probably just worth in the low 600s ($620K) and with its condition it may go up to max $650K. The problem is I don’t know what other buyers in the CV market are thinking.
If we do end up deciding to throw in an offer, we might go with a low offer to be honest. And I will not go any higher than the reasonable price in my opinion as I’m not in a hurry to get a house.
Do most sellers feel offended/mad when they get an offer that’s way lower than their asking price? Or do most of them artificially inflat the asking price expecting people will be throwing in low offers.
Most closing price in CV are 1~6% below asking prices.

The seller needs a certain price to get out without writing a check and that will dictate their decision. They will likley wait until they get that price or go down in flames. You can give it a try but most likely you need to find a seller in better situation.

What do you guys think of San Raphael vs. Sausalito?
HOA + mello roos for the two are roughly the same, and San Raphael seems to have slightly lower price/sqft.
