I recently made a decision to buy in Santee. Obviously I did a lot of homework before committing and shared some of my thoughts/comments in this website. But what I didn’t do was to share the factual statistics I found. So here they are:
Housing Supply
This relates directly to home value, as oversupply is obviously not good. Researching Wikipedia for size/area and http://www.sdlookup.com for total available homes (including single family, condo, short-sales, bank-owned and foreclosure), I calculated the followings:
Santee – 26.2 homes unsold per sq.mi.
Carlsbad – 21.3
San Marcos – 42.9
Vista – 57.8
Oceanside – 51.3
As you can see, Santee trails only Carlsbad in the least amount of unsold homes per square mile, leading me to conclude that even though home price may fall further in 2009 and possibly beyond, Santee should fare much better than San Marcos, Vista and Oceanside.
Crime Rate
Many ridiculed Santee as either a Hispanic ghetto or poor-white neighborhood and therefore must not be a safe place to live. Neither is true. You’ll see from the following SD Seriff document that Santee has one of the lowest crime rate in greater SD (though I’m shocked to learn that Del Mar has the highest): http://www.sdsheriff.net/patrol/crime2007.pdf
Household Income
As with above, many think that Santee is a poor neighborhood. Use the following Weblink to track the 5 cities being compared and you’ll see that once again, Santee trails only Carlsbad and has higher median household income than the other 3 North County cities: http://www.sandag.org/resources/demographics_and_other_data/demographics/fastfacts/index.asp
In fact, all other cities with higher median household income are considered upper class or upper-middle class, such as Del Mar, Coronado and Solana Beach
City Financial Situation
While numerous cities in the County are making cutbacks of increasing various fees that will hurt the community, Santee is so far in a good shape. I search the news daily and no mentioning of Santee in any kind of financial trouble. Based on these research and my actual experience with the town, I firmly believe that Santee is one of the best middle class communities in SD county. For those of you working in SD City but thinking about buying in San Marcos (where I used to live), Vista or Oceanside, you should give Santee a look for the above-mentioned reasons, as well as many others.
For some of you that have posted in this website with less-than-kind words for Santee and now plans to reply to this topic with still negative comments, please do provide factual statistics to back your comments. Lets keep this discussion platform civilized with factual data or logical assumption based on factual data.
