If you can afford a $2M+ house, should $425/month HOA be that big of a deal? Considering that it’s paid for Cable/tv Services,common Area Maintenance,gated Community,trash Pickup. Just the gated community alone, I’ve seen HOA around $120/month mark. Add in the common area maintenance, which seems to be a lot of common area. Add in Cable/tv, that $425/month isn’t too crazy.

What kind of cable TV pkg does the Assn. at Santaluz pay for, AN? And would YOU pay $425 mo. HOA dues on an SFR? Would you pay $120 mo. just for the gate in a gated community? Just wondering . . .

I have seen several lots in Santaluz that I like, for the right price. Does anyone know whether you have to pay HOA dues on an empty lot? If I were to buy, I may not build for a few years. I understand that one has to pay property taxes on lots.
