Considering the fact that many of these prices are still at or above 2004 prices, I would be a bit more aggressive and say that you will see at least a 25-30% decline in these prices over the next 2 years. I myself have also been watching the area for years and it seems to have the Carmel Valley disease. Confused buyers and sellers!!

However in just two years I am hesitant about such a great drop. As I have been saying over the past few months I am pushing out my guesstimate for a bottom. Especially for the higher end homes.
