ParticipantSpyglass Ct is a much nicer location IMO and upgrades were comparable. This one is at the entrance and over looks less than attractive things. The ocean view is not that substantial either. I would much rather be on Lynwood. I think its worth somewhere between 1.15 and 1.25 max.
