You would think that is the case but some people move in with family/friends/parents and I think a lot of people are getting out of CA similar to the 90’s crash. I have seen rents dropping in La Jolla / UTC area at least 10% with more pressure down….
Does anyone have the numbers on people leaving CA vs coming into CA?

same truck from dallas to san diego is $595
when people are coming to san diego instead of leaving, this ratio of prices will change
~
last time I mentioned this quick check at least one poster said I was full of poo-poo

every house that is ‘lost’ becomes one more vacant house to be sold or rented
there could be a time lag between the ‘loss’ and the property becoming a rental (foreclosure / REO process)
as stated by another poster, when the economy contracts people move back in with their family, the kids don’t move out, people double up in apartments, etc – ie, population per housing unit increases – this means fewer housing units are needed which means more surplus housing units which means rents and housing prices continue in their downward spiral
