12 mo restriction’s were BS…From what I understand during the wild rush of flipping, very few builders actually enforced these documents.
As far as Morgan Hill goes, and to me all of the new developments in the IE, it was and is all about the sale.
Breaking down the neighborhoods, Shea had a sales rep there who was a flipper himself, and used his position to set up him and his cronies.
K Hov was more than happy to look the other way, all one had to do was be nice, and claim extenuating circumstances, or simply just sell or rent their property at move in.
McMillin is all show, they knew they were continuing to build and continue to sell. Folks, could that be why we’re in this mess? From flipping houses to playing the stock market, we are exhibiting greed across the spectrum. Can I now point out that many posters lambaste the flippers but fail to see what they gloat about in their trading deals is analogous. Or maybe it’s not greed, it’s just survival and we should all “eat or be eaten”.

Bottom line, we do the best we can with the information we are given, and are in a constant battle of survival. Often we battle ourselves, we want more and we want it now.
In our case, we felt as if we were forced into flipping as we saw the immediate neighborhoods we purchased to live in change radically in a short period of time. Whether the fault of ill equipped flippers, deceitful developers, or our own devices, what we thought we bought into wasn’t, we had the opportunity of correcting the mistake by selling (or flipping) and actually could do so while making money, the answer was simple, sell and get out of Dodge.

The RedHawk area of Temecula seems nice… I was wondering whether the area up the hill (near redhawk golf) would be a better choice, or the one nearer to Pechenga (Wolf Creek)?
I suppose both these areas fall under redhawk, but I may be incorrect. The prices up the hill are definitely higher, but there is more choice available in wolf creek.
How about the timing — should I wait (how long?) or buy now? I suppose most will suggest waiting, but there is an increasing number of people who think that the prices will bottom out at the end of this year (beacuse of lower interest rates, reduction in inventory due to fires, and with the so called mortgage “reform” most recently seen with loan revisions from Countrywide).
And what is a good deal in the current market situation, for example in terms of price per sq ft? I saw some posts about $80 per sq ft… I suppose that is for a base home.
What if the builder offers upgrades? Is $410k a good deal for a 3000 sq ft home with upgrades (flooring, granite and cabinets) 6200+ sq ft lot and golf course view from backyard?
Anyone has any experience with woodside homes? They boast great architecture and I agree after seeing their homes. They have a community (Ironwood) in wolf creek. How much premium sould one pay for better architecture (I know this is a loaded and open ended question)?

October 31, 2007 at 4:56 PM #939455yesParticipantHi arches, lots of people love Redhawk and as I am new to the area I don’t have much to say that couldn’t be topped in a witty and inspiring way by temeculaguy or some other posters, but I did want to know if you are interested in repos or exclusively looking for a new home. We are also looking locally and my husband has been dying to buy – I posted about it in another thread and just backed out at the last minute of a repo deal, 2800 sq/ft built in 2001 on the Temecula Murrieta border in a very nice neighborhood for 305,000. That was a great deal but still too much in my opinion, I am going to keep waiting, at least until the spring is the deal I made with my husband. Rehawk is still more expensive than where we were looking but the Wolf Creek area is very crowded and I like east down Temecula Parkway just a little, like the Morgan Hill or Crowne Hill areas. We go looking quite often so if you are looking too lets keep each other up on good deals. Good luck, I know we are going to need it to find a house that is a good enough deal to ride out the rest of the downturn in without kicking ourselves and posting bitterly in a couple of years.
