I read the entire thread, and will provide in summary form my objective opinion on communities in what I call central and south Temecula. I am a local resident and I have lived in Temecula for 5 years. I know Temecula very well.
1. Morgan Hill/Crowne Hill – these are the premium communities in Temecula. Problem with Crowne Hill – very few amenities, but still a nice area. Morgan Hill: Not in the city, high taxes.
2. Certain parts of Redhawk are nice (Summerfield), some parts are not that nice at all (Vail Ranch) – it’s hit or miss.
3. Paseo Del Sol/Vintage Hills: 2 pretty nice areas, with some hit or miss sections of the communities. For Paseo, stay away from the section between 79 South (Temecula Parkway) and Pauba. Vintage – the closer you get to Rancho California (down the hill) the less attractive it gets.
4. Paloma del sol: This is basically a well designed community with one major flaw – very small houses (900-1300 sq. ft.) were built in some of the older sections of the neighborhood resulting in many rentals as people moved to larger houses during the bubble. Some sections of Paloma del sol are really nice (usually the larger house areas), some are not. It’s street by street.
5. Wolf Creek: I have not figured this area out yet, it may either stay really nice or turn bad. I think it may turn bad b/c I think casino workers will move in en mass to these neighborhoods – turning single family homes into dorm houses. It may be to close to the casino. Same goes for Temecula Lane.
6. Stratford: Again, I’m not sure – it does have a unique location (kind of off by itself), far enough away from the casino but near the high school.
7. Temecula Creek: I don’t see any appeal in this community quite honestly except for large houses. Right off of 79 south – unappealing overall. And yet they sold every last one of them.

The last post I gave I think that I commented on utilities being high here, and an ac bill at $800. Yes it is true, no joke. My two neighbors here in Harveston both gave me an unsolicited report of their ac bill, over $650 each, and that was for a 3500sqft home. I also work w/ a guy that lives in French Valley and his bill was $800 once. The most I’ve paid on my ac bill on a single story 2500sqft home is $200, but I keep my home warmer than most and use fans. TG says that 400-500 will keep a 3500 sqft home “cold all the time” in the summer, and I’d have to disagree with this from the tales I hear. I would also have to say that water and gas, if they are cheap (which is debatable), they won’t be for long. There isn’t an excess of either right now.
As for the details about the different communities, I can offer some too. I rent in Harveston, but wouldn’t likely buy here. High taxes, small lots, a $140 HOA, and in my opinion, the people are generally snobby here. The location is great, the lake is nice, and the community seems safe.
Morgan Hill HAD the most overpriced homes in the area, but due to the forces of economics this is changing rapidly. The taxes are high, I don’t know about the HOAs, and the lots are good size. I’m not crazy of the location of anything south of 79. I don’t care for the casino, the traffic, pechanga parkway, or being so far away from the movies, restaurants, Costco, etc. Getting to these areas from Morgan hill.. you have 2 or 3 options… pechanga way to 15 to winchester, or take margarita, Butterfield stage, or maybe ynez. Either way, I could get to the mall area from Wildomar faster than from Red Hawk. Wolf Creek seems even worse, being closer to the Casino, and seems like smaller lots.
Vintage Hills and Chardonnay Hills are nice mellow areas of Temecula in my opinion. They have a great location, decent to great tax rates, some really large lots in an established areas.
There are a few areas that haven’t been mentioned. Starlight Ridge and Rancho Highlands. Starlight Ridge is across from Albertsons on Rancho CA rd. It has older homes, built in the 80s. These are the largest lots of ANY tract homes in all of Temecula. I’ve seen .25-.5 acres in there. Also, many big trees, super low taxes, and many hills and views. The location is great. The homes are older and smaller though. Many have been renovated and updated during the bubble.
Rancho Highlands is another nice community located of Ynez, just west and slightly south of Oscars on the Pond. There are some nice homes, mostly larger, and big lots, low taxes, and a great location.Crown Hill is in south-ish eastern of Temecula, has some nice homes, some decent lots, I believe an average tax rate. I don’t know what the HOA costs. I wouldn’t call this a “premium” area though. I used to ride dirt bikes here long before there was any grading let alone houses.

Do the research on cycles, follow all the blogs, read the WSJ, and realize Temecula is on the fringe of SoCal, was one of the last areas to rise and is one of the first areas to get crushed.
Again, no question it’s a great area. Before taking off to the east coast for an extended period, scheduled some meetings out there, played 9 at Temecula Creek, ate and drank at South Coast Winery, and hit the tables at Pechanga. Not to many areas you can do that all in one day.
Drank up a storm, and everywhere was empty, with the exception of Pechanga where people are trying to supplement their incomes.
There is a lot of money in Temecula, some very well to do folks and very respectable backgrounds, one of the highest per capita areas with post graduate degrees. There were also a lot of folks in the RE industry, from the paper side of mortgage and realtors to the building side. And ALL these RE folks are hurting with the exception of some of the principals.
Over 600 homes for sale in 92592 alone.

A former Shea home.Think this makes the neighbor with the same model down the street feel good when they are asking $799k for the same model? Almost $100 per sq ft more? Who cares about the lot difference or upgrades for that differential.
Don’t think the other dozen homes for sale in the Shea section aren’t feeling the heat. Many are now in the $130’s per sq ft. Ask them a year ago if they ever thought it would be that bad. They would say hell no, it would take a national calamity.
And folks, that is what we are facing.
