    Each association has their own rules and regulations regarding the multiple listing service that advertises the listings. The associations were far from prepared on how to administer these regulations with the influx of substantial short sales. They still do a horrible job, even down here in San Diego the MLS is poorly regulated.

    Thanks for the answers, but I did find it funny that both of you (sdrealtor and SD Realtor) assumed it was a short-sale. I guess we’re still pretty far from a normal market. 🙂
    Anyway, these aren’t short-sales but standard arms-length transactions.

    Yes I did make the ss assumption but yes even down here I have seen active listings that are not ss but have an accepted offer.

    I didnt assume it was a short sale. Thinking about the requirement that the MLS be updated within 24 hours reminded me of something I had to do on one of my short sale listings.
