Unless you can get reputable management (and probably nnn leases) I can’t really see the revenue offsetting the hazard and risk associated with out of state units.
Unless its a really shitload of revenue.

Every property we found there was already swarmed on. The thing that we found was that you need to know your market and know it well. You cannot find out about Memphis or Atlanta from behind a terminal in San Diego.
