…$220K for an SFR in Chula Vista that will rent for $1400…
In this price range, a +/- 1000 sf 3/1 SFR on a 5K to 7K sf lot in the Hilltop area rents for $1600 – $1650 per mo. The $1400 rents are prevalent in the area adjacent to the trolley.

February 23, 2011 at 1:17 PM #670177sdrealtorParticipantI just picked a low end rent and a low end price as that tends to be the best return. More data is better.
Just fill in the blanks then. How much does a 3/1 in move in condition cost in the Hilltop area on a 5 to 7K lot that would rent for $1600/month?

February 24, 2011 at 6:49 AM #670460WujohnParticipantThank you for the info SD and Bearishgurl. This helps give me some direction. Even though I stated that cash flow was not the driving factor in my decision making, you now have me thinking about purchasing 2 1/1 condos. I am thinking that if the cash flow is fairly good, it will help me purchase my next unit that much more quickly.
I will also have to give Chula Vista its fair shake as there seems to be some good value down there as well.
