This is what is happening in the appraising world. The comps are beimg manipulated IMHO.Would you buy now under these conditions?
The NRA finally admits that there will be further decline in prices . Isn’t it funny now that Liarrh has left the NRA.

Oh, I don’t know…. NRA sounds pretty good. Afterall, they have been firing their guns in the air and hooting and hollering long after the party ended and everybody else went home.
