I have to run out right now but I will take a quick look at comps when I have a chance later on. Not thrilled about 300 ppsf but smaller homes always have the highest ppsf. I do like this area a bit better then ne pq.

ParticipantSD, I did a brief calculation based on past 6 months sale in the neighborhood as seen on ziprealty:
The pricesqft has varied between 184 (bigger house probably bank owned) to 338 (much smaller house).
The average comes to be about – 273sqft.
Using 273, the house should be around -> 415K. Since, its nicely upgraded with an extra room added and a nice backyard…might be worth around 430K. What do you think?

ParticipantI think as the summer wears on they will be forced to lower the price if they do not get into escrow in the next 2 weeks. Yes I do think the home is somewhat overpriced and I would feel better in the low 400k area. Not sure it if will get that low though. It would be interesting to see why it fell out of escrow a few weeks ago. I have worked with the listing agent before on a short sale. He did good to get the short sale done but there were some deliverables from the sellers that he lagged on and we had to pester him but he did get them all taken care of. It seems like the addition was permitted based on the sf in the tax roll but you may wanna check that.
