Thank you for the responses.
I am familiar with Penasquitos area, and found it to be centrally located for most commutes. After some active property search over the past year, I am wondering if I should expand the search regions. Poway looks like a viable option, but I am not very familiar with what areas to look into or to avoid.
The price range is ideally sub 500, and perhaps slightly more for that unique house with a grand view or that cul-de-sac place with green vista’s (and now I am not talking about the golfing green π )
esmith – thanks for the Twin Peaks suggestion. I will look at the map and include in my search.
MANmom – I did not consider Sabre Springs because of the HOA and MR fees, however I did not realise the fees were low.
SD Realtor – A good school district is a definite criteria. PUSD seems to fit the bill. I focused on PQ since I could find more properties without any HOA and MR, along with quick freeway access. Here are some of the other desired features: 4+ bed, 2.5+ bath, no pool/HOA/MR, a 15 yr fixed PI rate roughly equivalent to the market rental rates. I believe the last criteria puts my price range around 500K.

Aside from that, I’m seeing quite an number of homes popping up. The only issue I would see is the far east properties being more in the fire hazard area.

So I cannot confirm if a 500k home will satisfy the criteria you put forward because it will depend on your downpayment but lets assume that the 500k is an accurate number. As you know from PQ there have been some REO props of the 4/2.5 variety that have popped up but the ones that have been priced aggressively have been more or less pounced on immediately. You will definitely find more inventory in Poway that will fit the bill but it will be farther to the east. Consequently it will also be older stock. The variability of Poway neighborhoods also increases as you get further to the east. Agreed with Manmom about Sabre Springs. Like much of PQ the bulk of the 4/2.5 stuff is still floating about 5-10% out of reach of the numbers you are hoping to hit, and the 15 year mortgage makes it a bit tougher to measure up to the market rental rates especially after you throw in property taxes. If you can sit tight for another year you will find a better selection. Given 2 years, you “should” find alot of stuff that will fit the bill. In the immediate future though it will be challenging, maybe in the late summer you will see some REO’s come up that get close to what you want.
