My personal opinion is that if you can buy in the La Playa area of PL, there is no better time.
This is fantastic irreplaceable real estate.
San Antonio place is one of my favorite streets in the US. A cul-de-sac flat street with views, access to the bay, no power lines, and a short walk into the retail of Pt Loma Village which is slowly coming into this century. There is a wonderful walkable bayside path on the way to Kellogg beach… The location has everything.
A house on 862 San Antonio Place sold last year for 1.387 mill, which I thought was a steal. This house is clustered on the cul-de-sac amongst many multi million dollar homes.
You can always improve and update the homes, but securing quality real estate is alaways a tough challenge.
These homes in LA Playa will seem very cheap down the road. I am locked in on the Sunset Cliffs side and very happy, but LA Playa seems like the bargain of this housing bust.
There is a foreclosure on San Fernando that sold in 1994 for 1.4 mill that is going to sell for $900,000 on a 10,000ft lot. It is closer to the tanks, but that is an another example of a steal.
I couldn’t agree more, hammer. You are fortunate in that Sunset Cliffs (and its fabulous dedicated open space running thru) is ALSO a fantastic place to live and own RE in San Diego! As is upper Fleetridge east of the Canon jet takeoff route.
Thank you for posting!

December 29, 2010 at 2:20 PM #645801pemelizaParticipantHammer, I agree with your post regarding La Playa. I am frankly surprised at how much that area has gotten beat down. Perhaps JP is on to it though regarding the impact of Liberty station on Rosecrans traffic? I am sure that has had some negative impact but hard to think of a more unique and striking part of the city than La Playa.

December 29, 2010 at 3:46 PM #645877hammerParticipantFreeway access is difficult from the south end of PL, but concerning residential real estate that can be a good thing.
The traffic from Liberty Station can be burdensome, but doesn’t seem like a dealbreaker to me. Access to Liberty Station from La Playa is very seemless and for young families the open space, playgrounds and parks was a much needed amenity.
The area is not for everyone, but if you work downtown, I would take a hard look at La Playa.
Pt Loma Village will have a different set of local retailers in the coming years. It is just a jewel box of an area. The night time views are unique with the skyline, watching the planes land ( with no noise), and watching the cruise ships sail out to sea. Not many places in the country with that array of views for a SFR.December 29, 2010 at 3:46 PM #645948hammerParticipantFreeway access is difficult from the south end of PL, but concerning residential real estate that can be a good thing.
