Scarlett don’t mean to poop on the parade but I would pass on all three homes. The proximity to 56 is the primary reason. Both Adolphia and Pipilo are not what you would call quiet streets. They are not super busy by any means but not my personal cup of tea and I have advised my clients looking in PQ to pass on these homes and sit tight.
The “equity sale” you are referring to is with respect to 9521 based on what the loan balances are on the tax rolls. When this one goes to foreclosure it will most likely sell for much more then what is owed on the home. While the seller is in default the balances owed on the mortgages will be covered even if it sells for quite a bit under list price.
The market time for all of these properties should tell you to either stay away or seriously lowball them.
However if it were me, I would pass. Not worth spending half a million bucks to live within a stones throw of a freeway.
What would you say of a property on Amaranth St in PQ which backs onto Black Mountain Rd? This street does seem quieter.

September 28, 2010 at 7:58 PM #610337ScarlettParticipantBlack Mtn Rd can be very noisy & busy at rush hours. I suspect the noise is worse than from 56 – 56 at least has some noise barriers and it is “above” Pipilo – and noise rises…

We have new double pain windows in the house that dramatically reduce the street noise from inside. When in the yard, its white noise at best. Surprisingly, rush hour is quieter because no traffic is moving. We plan on putting in plexiglass along the back wall to further reduce noise when outside. We have no neighbors in the back and a great view which was a plus for us. The school district and location sold us on this neighborhood.
Not sure about this, but Pipilo houses might be affected by the potential new construction of the Palomar Pomerado satellite facility that is supposed to be built near the mormon church on the hill. It’s off the backend of the property right above the Pipilo properties. I only know about this because of some meeting minutes I found online regarding the lack of communication from PPH to the residents about timeline, noise, impact on their homes. I was more concerned about the urgent care facility and ambulance noise. I guess its not an emergency center though.
