I heard from a friend who lives in Del Sur that the Pasado is currently sold out and there is already a long waiting list. I guess the $550K price point still has some demand out there.

Wow – 550 for a small/rather tight place with high MR. You can get the same sq ft with a better lot in 4s and most likely less MR and possibly cheaper sales price.
