“I must be missing something about CV.”
It’s simple, really: very, very close to major employment centers. Several business parks, from Del Mar Heights down on El Camino Real and High Bluff, all the way to Carmel Mountain Road south of 56, then the huge health care and biotech hub on Torrey Pines, then the huge computer and communication hub around Sorrento Valley. Many good paying jobs up there, and CV is the most convenient nearby bedroom community for all of them (quiet, safe, good schools, etc). There’s really nothing more than that.

Of the 6 Saratoga's available in the last couple of months, two have closed, two are pending, and two are available. The available homes have only been on the market a couple of weeks.
Of the two Derby Hill resales available, one was removed from the market and the other is pending after less than two weeks on the market. The 2/08 release of DH sold out and another release is scheduled for April.
I knew you would post about how well "Saratoga and DH are holding up." You work for Pardee?

Of the 6 Saratoga's available in the last couple of months, two have closed, two are pending, and two are available. The available homes have only been on the market a couple of weeks.
Of the two Derby Hill resales available, one was removed from the market and the other is pending after less than two weeks on the market. The 2/08 release of DH sold out and another release is scheduled for April.

Majority of the homes have canyon view which is why Pardee priced it higher than Carriage Run. The lots are small like other Pardee homes. I rather pay for low 700K in Portico than Bridle Ridge for a 2400 sqft home. Actually, I rather sit and wait for the inventory to swell up this summer so Pardee has no choice but to drop the price. They have already done so for couple specs homes in Carriage Run but not much….more like 10-20K from the initial asking price. Let’s sit and wait ….it will be interesting.
FLU, I didn’t see Pardee treat me any better having been to all their subs since I am an Asian. I guess driving Honda has something to do with it, perhaps I should pull up in a Benz or Bimmer 😉
