I know what you mean about canyons, but there are a lot that are usable. You *may* need to do some work to make some of them more usable, however. My last house had the canyon thing going on and I was lucky that a former owner had done some proper terracing. Something like Iroquois though, you’re right, pretty much a lost cause.
And I know what you mean on the bridesmaid thing. Well, except that I’m a guy. But hey, if TG said it, I can hang with that. Just got done being bridesmaided. I’ll update the thread I started on that soon.

Since you’re looking in the area I canvassed (and bought) last time I was in the market, I might be able to help find something you’re missing (or not…). If you’re comfortable PM’ing me with your criteria, I can see what I can find.

I personally like houses with very large and private outdoor living spaces and usually pay a premium for these amenities as long as the house meets my needs otherwise. I agree with some of the other posters if you can step up a little in price you can probably get a lot more house but then again you end up with a bigger payment, more upkeep, and higher taxes.
The only thing that would make me a little nervous is that prices in mission hills seem to be dropping pretty close to that price range and I think you would be getting a much better location.

My house was on a canyon, yet didn’t fetch that much more because it lacked a backyard, it was kind of a wash.
I personally feel a canyon should add significant value but at the same time there are a lot of canyons and if you lose a usable back yard that must be taken into account.
I don’t know about any particular house but I think that the area will be one of the last areas to give up bubble pricing. However, the popularity of the area will mean prices will not fall as much as others.
As far as freeway access, I think it is highly accessible but one of the great things about living in North/South Park was the fact that I rarely had to use the freeway. Everything you need is in the area.
