The new library is across the street and it’s spectacular with a 180 degree ocean view patio behind it. Train tracks are a couple blocks away so that might be a downside. I have a friend who lives on San Elijo in Cardiff which is much closer to the tracks and he doesn’t complain.
Can’t tell about the yard, but several of those units have decent size yards (I’ve seen them while at the dog park) for what is essentially a patio home type PUD. Looks like that particular unit needs some updating. $725k looks like 2004 pricing. Several closed over $800k but those might have ocean views, a better yard, updated interiors, etc. You could probably get $3k per month in rent. Looks like there is a first for $625k and a HELOC for $100k so that is where the price comes from. Seller must have filed BK so that might hurt your chances of just trying to take out the first and get a deal in the low 600’s as it has to be approved by the BK court.
Should be an interesting one to watch. Have a feeling they will get a bunch of offers unless the unit is in a real bad location in the development.
