In general, 1 story homes are more preferable for most buyers. The reason they are harder to find is that they require a larger lot. I would definitely buy a 1 story home if I could choose.

I have an in-law with a single story tract home and you can’t hear what’s going on at the other end of the house. In my 2 story home I can hear just about everything that goes on throught the entire house.

Yes, my neighbor’s one story home is much quieter than my two story home. Also, my upstairs is much warmer than my downstairs.
In general, I prefer a two story home. More yard area with a two story home.
