I just checked and the same buyer on AZ has one on Island in Logan Heights too. A wreck of house built in 1904 that could only be sold to a cash buyer. These guys are taking on big projects requiring cash and expertise. They deserve to make whatever they can get IMO.

Look you just said you and CAR. Both of you guys are smart and very savy. You guys know the websites, fidelity, and priority posting, (and rpp for el cajon) and you understand the game with postponements and such. I am sure between the two of you, there is someone you know who you can pay 15 or 20 bucks an hour to send to the auction. It is not like you would be sending them everyday either. You guys are looking for a home to buy not to flip correct? So if that is the case I think you guys will be a little more discriminating. You make it sound like you would be sending someone down to the auction every day and that will be far from the case. You will know when the auction date is, and you will want to do drivebys and get whatever info you can get about the home. You will find that you will be sending someone down there alot less then you think. You also will be able to comp the home to figure out your fair value or how much you will be willing to overpay to get it.
Again, is all this easy? No. However I don’t think it is as insurmountable as you make it out to be. I think if you put as much time and energy into it as you do with normal research you do, you will be quite successful. You guys are sharp.

But its easier to sit back and complain than to take action. Then there is the matter of the risk of buying an older home without being able to inspect it and know what you are getting yourself into and whether you have the cash to deal with it.Sorry but I never beleived the TS market was for owner occupants. You and I went back about JTR’s program which I said was a good tool for attracting buyer prospects. I predicted he would never sell a single one. How many has he sold so far since announcing the program last year? This isnt a criticism of him but rather a recognition that its not a game for primary home buyers.
