PQ is full of neighborhoods that are poorly designed, that one is one of them. Only 1 way in and out. The crime rate is higher in that area than in the rest of PQ. There is some new building going up on that side, but I believe it is more low income housing. Is that right, Alan?

Here are some price range for SFR for a few zip codes.
92122 – $400k-950k (MC?)
92121 – $625k-750k (upper MC?)
92126 – $290k-615k (Most are between $300k-450k)(lower MC to MC?)
92129 – $350k-$1M (Most are between $400k-$650k)(MC?)
91910 – $200k-$4.4M (Most are between $200k-$650k. looks like this zip code goes down lower than 92126 and goes higher than RB) Big chunk of this zip code is in the $300-400k price range. (MC to wealth?)
91911 – $115k-$850k (Most are between $200k-$400k w/ 1 at the $850k price)(lower MC to upper MC?)
91913 – $200k-$875k (Most are between between $200k-$450k)(MC w/ part upper MC?)
91915 – $270k-$685k (Most are between $270k-$450k)
91902 – $200k-$6M (Most are between $200k-600k)
91910 – $200k-$4.5M (Most are between $200k-$650k)As you can see, south county dip much lower than in the north county for the zip codes I showed. You mentioned 92129 as MC, but their bread and butter is between $400-$650k w/ price as high as $1M. Then, you consider 91902 as upper w/ part wealth. Yet, the bread and butter of that zip is $200k-$600k. 91902 has a small housing stock with large houses (3800-9600sq-ft) and large lot (min 1/3 acre), those houses definitely are priced for the wealthy.
What I noticed is, the zip codes in North County has much tighter range in housing stock and price. VS South County, which has a HUGE price range and housing stock.
To get into the bread and butter 92129 area, you need to make between $125k-$225k/yr. Which 91902, you need to make between $65k-$200k/yr. So, I would see 91902 as being a lower MC w/ some upper MC/wealthy. I’m sure if you have a micro area of 5000 sq-ft on an acre in 92126 or 92129, they would sell for over a Million too. But you don’t have that kind of zoning up here.
