I am renting from American Heritage Properties. I have been renting from them for the past 4 1/2 years. They have to get permission from the landlord to do anything, but they are reasonable. The owner of our property doesn’t like to approve work to be done, and doesn’t like to call American Heritage Properties back either (whenever I make a request, American Heritage Properties has to call the owner for approval). But when we have a door knob not turning (or something else that really causes issues with living here, especially involving plumbing) they send someone out soon even if our owner hasn’t gotten back to them. So I am grateful we have a property management company rather than just the owner taking care of the property (because nothing would get done). Also rents are definitely reasonable. Our rent is usually raised about $35 per year, although one year it wasn’t raised at all.

The rent will go up yearly, and if anything needs to get fixed that isnt an emergency, it will take an extra day or two. But I never had any real problem with them. Their repair guy even came out and explained what he was doing/how to do it. Not really useful then, but I think itll come in handy when I eventually own and need to do some minor ‘Mr Fixit’ stuff.
Just an idea, see how you react and whay you really are looking for, but this isnt bad. Garage and bedrooms and not a terrible rent with a good view.
