Our friends put in an offer for Montoro and discovered how totally unflexible and non-negotiable they are! They weren’t willing to bend on their price what so ever and insisted that they got full price for all their sales so far. Our friends put in 2 offers (that were low) and the developer wouldn’t even counter her!!! They insisted on the full price. One of the biggest cut corners that my friend discovered was the fact that they are using plastic pipes!!! I think they call it CPVC. When you think about it, all in all, the houses are not that inexpensive when you consider the following: ~5000 yr mello roos, 100-150K landscaping for such large lots, and an enourmous amount of $$$ it would take to upgrade it since the standards that it comes with leave much to be desired (like what was mentioned before in this post). They really need to come down in price!

It looks like that buyers are out there. The Mello Roos, HOA and landscaping applies to all the new homes in Stonebridge.
