Montoro is a special case. it is damage control and purely based on basic math.

Cornerstone bought all of their Stonebridge lots at around $500k per lot. all of the lots were planned for Tiburon, their ultra lux 5000-6000 sqft homes. assuming building cost of $500k, that brings their cost to $1 mil. which is perfectly fine when they were able to sell the homes for $1.6 to $1.8 mil.

But now with the over $1 mil market all dried up, they got to go with a new strategy.

So they figured they’ll build 4000 sqft homes at $300k (probably even $250k given the quality seen with the models). even at $800k they’ll at least be able to break even and get rid of the lots instead of holding on and keep paying mortgage and taxes on them.

Tiburon is of excellent construction quality. so Cornerstone is capable of building excellent homes. but you’ll need to figure out which Cornerstone builder showed up to build Mission View. [/quote]

Your explanation for the large lots makes sense. When we visited “Montoro” we noticed the huge size of the lots behind the models. In order to build a home for $70/sqft they have to cut a few corners. One has to wonder where all the “hidden savings” are….

This is very useful information regarding Montoro. I have a lot more info. to add. We’ve been considering Stonebridge in general. Our friends put in an offer for Montoro and discovered how totally unflexible and non-negotiable they are! They weren’t willing to bend on their price what so ever and insisted that they got full price for all their sales so far. Our friends put in 2 offers (that were low) and the developer wouldn’t even counter her!!! They insisted on the full price. One of the biggest cut corners that my friend discovered was the fact that they are using plastic pipes!!! I think they call it CPVC. When you think about it, all in all, the houses are not that inexpensive when you consider the following: ~5000 yr mello roos, 100-150K landscaping for such large lots, and an enourmous amount of $$$ it would take to upgrade it since the standards that it comes with leave much to be desired (like what was mentioned before in this post). They really need to come down in price!

The real problem is that as long as they can find buyers who are willing to pay the full price they don’t have to make any concessions. It looks like that buyers are out there. The Mello Roos, HOA and landscaping applies to all the new homes in Stonebridge.
