Mission Hills: Low End Trends

I can say from personal experience that this class of home is definitely dropping in price in the uptown areas. I have been watching 3/1’s or 3/2’s in the uptown areas for the past few years, waiting for them to drop below 500k, and I am definitely seeing way more listings over the past month or so. It used to be that to hit the 500k threshold you needed to go east of the 805 or south of the 94, but I’m seeing quite a few pop up in nicer areas of NP/SP/NH/UH/MH under 500k in the past few weeks.

Yesterday a 3/2 at 3521 Mississippi a block from Morley Field came up for $475 and it is now gone from the listing… looks like someone grabbed it quick!

I’d like to hear urbanrealtor’s current thoughts on these areas.

Middletown/Bankers Hill 1594 Linwood 3/2 1484 sf sold by flipper who got on courthouse steps. $484K admittedly its not quite the same area.

604 W Maple (even further south) 3/1 1040 sf sold for $460K. short sale

2957 Reynard 3/3 1459 sq ft. An old bungalow that was expanded. Nice modern interior sold for $415K. Lisitng agent had both sides and looks a bit low IMO.

4120 Front 3/2 1376sq ft in escrow at 480K. 2 bloks from UCSD Med Ctr

FYI, there is no lockbox on Goldfinch yet so the showings dont really start until Saturday. Wouldnt be surprised to see multiple offers on it Monday. Looks like a really nice home.
