Cash deal. Also the two agents were from different companies so it looks like a clean transaction. Pictures are nice but the comments do say there is work needed to be done and the pictures were taken immediately after the renovation. They did some hanky panky with the list price on 10/18 moving it around from 900 to 650 to 625 to 580 on the same day. They also moved it from contingent to pending status on that same day.
You know this is a duplex, 2, 2 bedroom places and not a single home right?

It does seem like a good deal but I don’t think the place was ever worth anywhere near 900k. This one is pretty close by and newer:

It sold for 700k.
I have noticed that some higher end houses in 92103 are starting to sell. I wonder if the jumbo loan market has loosened up a little.

I mean, for that price w/the rental to help the mortgage, I still say a great deal. Yes, it is east of the 163, so maybe it’s bordering University Heights, even though it’s 92103. The one on Van Buren was a very good deal, too.
