It is nearly built out and has no more buildable space than 92011. From the investment angle the premium is for that portion of 92009 over 92011 when comparing like for like. I’ve analyzed it for years. The key is understanding the school boundaries. If you like the resort feeling of 92011 then go for it but not because it commands a premium as it does not. Commutewise that portion has it all over 92011 because you can take short cuts to avoid the bottleneck caused by the 5 snaking through Encinitas between Manchester and La Costa Avenue. By the way, i know several people who intially were enticed to buy in Aviara but after living here a few years realized all their friends and kids friends were in 92009 and relocated there. They are both great areas but for different reasons and lifestyles.
FYI as proof of where the premium lies show me a 3500 sq ft home on a large lot with a pool and ocean view in the San Dieguito School boundaries within 92009 for under 850K like the Sitio sago house.
Here’s one a little bigger but about same age on large lot with pool but no view. Was listed at $1.075M and sold quickly.
