I would add Arroyo Vista, Sonata and La Costa Oaks to that list for 92009 and look at all of them long and hard.
In 92011 I’d look west of Aviara Parkway (both sides of Poinsettia) and sacrifice a little on lot size. I’d also look at Serenata as well as couple other Aviara proper communities. Ia gree they are sterile though and I dont see them as kid/family friendly as the 92009 communities either.
As for schools, I dont see a difference. The elementary and junior high in Aviara are great. The new high school will likley be done before your kids reach that age and I beleive it will be the great equalizer for the 92011 ZIP when it does.

BTW, I do have a bit of an anti-Aviara bias of sorts. It just never felt like a community to me and that is important to me. perhaps it is less so to you and thats fine. Everyone is different.
