You actually posted the same house twice. I’ve been in it and besides the view being through a large high tension power grid the neighborhoods over there always seemed very sterile and empty to me. I dont know how familiar you are with the area but I live a bit further south in 92009 in the Encinitas/San Dieguito school district which I much prefer for myself and families like yours.I have been in those neighborhoods many times over the past several years and can never remember seeing a single child playing outside. There is not a sense of community that exists down where I am. I would strongly encourage you to check out my area if living in a neighborhood surrounded by friendly neighbors with elementary school age children is important to you. If you want to stay in that Aviara area there are more family oriented communities that I would look at than the ones you mentioned.

Same neighbourhood … but comes with some Privacy issues …
I can see your point about being a “sterile” neighbourhood … I agree with that for the most part … but then again most of the Aviara and Neo-Aviara hoods have this “feature by Design” … its actually worst in Aviara-Proper with all the HOA regulations, that strongly discourage any activity-on-the-streets.
About the high tension wires, you are correct … but again hard to esacpe those in Aviara … actually one of the main reasons we like the first property is because Power Lines are quite far behind to be of any concerns … Ocean view and Pool appear to be complimentary at that price point.
Based on selling activity in 92011 for the past 5 years … anything with a decent ocean view (without power lines) with a decent size yard is close to a Million or may be more … anything less than a Million with decent Ocean View either does not meet the stated criteria or has some other major Handicap (e.g. 1405 Ocean Crest, 6674 Thrasher, 1597 Corte Orchidia and many others).
That being said, I would like to know which areas in 92011 Aviara are you sugggesting to be more family/community friendly?
