Having sold & bought in the last 2 years, I can say I wasn’t overly impressed with any of the companies we dealt with. Some of them weren’t bad, but none of them made me say “man, I’ve got to recommend them!”.
On the other hand, the entire staff of one of the title companies we used was very beautiful (one looked like Constance Ramos and another like Pam Anderson) and that made them stick out in my mind! I would certainly have them on my price comparison list if I were to do it again.
The one thing that I wanted to mention, though, is that a high percentage of homes in SoCal have some termite damage, even if they are 10-15 y.o. Not from subterrainean termites, but from airborne termites. Most people automatically think of tenting and that can easily run a couple of grand and force you out of your home for a few days. An alternative worth considering is what XTermite uses: an orange extract that does not require you to leave your home. It’s less expensive also. Note: I am in no way connected to XTermite…just wanted to pass on a potential alternative we learned about *after* we had our house tented.

Termites – lookup Hometeam (www.hometeampestdefense.com) Just got bought by Orkin but was a sub of Centex corp. They have done our home before – always 100% pleased.
