Little Italy and downtown – ready to buy

Any thoughts recommendations on condo buildings and downtown neighborhoods? I am a former Chula Vistan ready to return from the clogged and snowbound East. Is downtown working out well in terms of quality of life and are condos generally priced correctly?

Before you submit any offers, drive around. I go downtown for lunch on some days, and I see LOTS of vacancies. I have heard some bad stories about condos downtown….people that can’t sell, unfunded HOAs, parking garages springing leaks, elevators that don’t work, and more. I guess it depends on the building.

Since you’re coming from the east, I hope you don’t think downtown SD is like Manhattan. Try renting first to see if you like it. I’m in UTC and I have neighbors in my building that were in Downtown but relocated. They said they had to keep leaving the area, because all the stores they needed were elsewhere so they were always driving to Hillcrest or elsewhere.

A few things off the top of my head:
Make sure the HOA is well funded and there’s no outstanding law suits.Take a look at the budget, if you can. Also, check to see the occupancy level. Renters vs owner occupied?
