1/1s in Mira Mesa were $135-45 in 2010 and closer to 160-70 in 2012-13. rent is now $1850ish…
i dont think i would want to sell and buy a condo in UT for $335kish that rents for $1500….but thats just me…

So my barber is lamenting how business has not returned since the lockdown. I ask if he is voting for the recall of Newsom. He says, “guy gave me $600 so I will always vote for him”. I reminded him Newsom policy is the reason he didn’t work for months. Didn’t matter.
Just an anecdotal story supporting EP statements of the future of Calif. We have a ways to go.

I was seeing also the fed wanting to offer 25K grants for first time buyers (not passed yet!).
Must be why pension funds are buying up whole housing tracts as well.Oh Wow, this is going to make 2004-6 peak look small IMO

Real estate can be a wild ride, but it’s fun making deals, and downturns have worked in our favor every time. CA has been great to us on so many levels–can’t imagine our lives anywhere else, but for those who feel the need to go–I still wish them the best.

sdr, you often make some good points and add useful data to Piggington. But sometimes your emotion shows and you get too catty or irrational.
“If CA suffers Utah is toast” for example. The data is clear that as CA deteriorates, based on many metrics, people flee to other states. So what exactly do you mean?
Also, you dwell on the past and project it into the future. Yes, CA RE in the past outperformed most other states. Right now, CA RE has the veneer of prosperity, as do most other states and cities due to COVID handouts and temporarily low interest rates. But the policies are in place to make the big cities of CA less livable in all except gated communities. The sugar high SD RE is experiencing is due to an outflow of the wealthy from the Bay area and LA. When combined with our limited land to expand and our silly environmental regulations, of course existing RE goes up. But SD is following the policies that made those two coastal cities crappy, so we will follow in their footsteps.
While you dwell on current and past data and anecdotes from your own experience as a broker, I am bringing up underlying trends that will loom large in future RE values.

That won’t have much pricing impact at this point, certainly not in CA. It is not first time home buyers that are bidding up this current market. Be realistic 25K would barely put a dent into a CA house at today’s prices.

Not everywhere in CA is CV .

I’ve heard of the demise of so many things over my 58 years. I’ve learned the more things change the more they stay the same. Change is popular to predict but it comes much slower than even the most pessimistic predictions. CA has natural resources, beauty and infrastructure other places will never have. You can line up all the data you want but the best and brightest will contribute coming here. The single biggest predictor of a city having market leading companies is the presence of a world class research university. The growth of UCSD will only make SD even more high profile over time. Places like Utah and Idaho will never have anything like that. Look at the top employers. They aren’t even fifth tier in the business world. I’m glad you have found a place to your liking and will get to enjoy watching grandbabies grow up. But it will never offer anything close to what we have here. CA leads, the world follows.
