Rich ToscanoKeymasterHa ha, no, I am not EconProf (despite the shared title… though in his case, I imagine it’s an actual title whereas in my case it was entirely made up ;-).
Sorry I misunderstood the post. Carry on.

Guest
and in high-property-tax, high-energy-cost, and high-maintenance-cost Texas, that makes carrying costs prohibitive in many cases. Caveat emptor.
I’ve visited Houston several times. I came to the conclusion that the money was in developing property but not buying cheap property to hold.
I have a friend who invested in Texas at the peak. At the time he was cash flow negative. He was trying to get people to invest with him. He also bought a place in LA the peak.
I haven’t heard from him lately.

ParticipantWe own commercial and residential (foreclosures/lots) in AZ and CA. We chose AZ over NV for one simple reason: its economy is diversified across many different, mature industries. NV is nowhere near as diversified.
thus we believe that PHX has the industrial/corporate infrastructure in place at an attractive cost structure for employment that it will be more sustainable in when we see growth again.
