ParticipantIMHO, this property is not worth anywhere near the “high 400’s.” Except for the kitchen, it has absolutely NO redeeming qualities and also backs into a main drag.
For the “high 400’s,” a buyer could get an incredible ranch-style property on 1/2 AC+ in other parts of the county or even a smallish house with a large yard in a coastal area.
