A “good deal” is very subjective. Based on the location and price point of that home, I would have probably passed.

Holy cow…almost $6,000/yr Mello-Roos!?!?!?!?!?
Add to that $177 (IIRC) in HOA fees, and that house would only be a “good deal” if it were priced at $200K.
Sorry, no way anyone should ever have to pay fees like that on their “own” home.
Add property taxes on top of that, and you’re really screwed.
