And yes, we know about the school district issue. There are other variables we take into consideration when we make these valuations.

ParticipantI’ve watched for 4 years already and so far my worst case scenario has been 10% below where we have gotten while you need another 33%+ from current levels. You can watch, cause next year I dine on your tab:)
