Offer to sell it to her, write a contract for $475k, and tell her she’s getting a deal. If she’s paying cash, there might not be any appraisal.
Nothing wrong with taking advantage of people with more money than good sense. By her letter, she doesn’t sound aged, infirm, or or unsound mind.

Wow. $475k. That would cover the downpayment of sfh in the hood she dropped this letter off in.
I’d rather wait for that nice family from Asia that drops $1.1+m cash without blinking

On their side — no harm in trying. If someone who’s owned their home outright for years, is otherwise of sound mind, and has no idea of the value bites, more power to them.

They are not even willing to attach a photo of their family, showing that they really want to control the cost of mailing this letter.

And there you go again…Trying to act all humble and such…. I mean come on, you’ve got a front and backyard lawn, you have A/C, and you have a lot of walls…..
I can’t afford A/C, or a front or backyard, and walls cost me too much to put up in my hood.. So I have a downstairs monolithic gigantic room that serves as kitchen, family, and living room all at the same time!
Although, I think my lizards are much stronger than your lizards that infest your backyard. Afterall, there’s much less stuff my lizards can munch on in my backyard, so the ones that survive must be much tougher than your whimpy lizards infesting your backyard full of vegetation..
