it does seem like banks should have better knowledge than most. it concerns me that financing is so extraordinarily tight. if things were somewhat stable, would they be so tight with the money?
would they have accpted your lowball offer?
i don’t know.

It has such a nice feel, the neighbors houses are all immaculate, and we had people smile and wave at us, even a cute neighbor dog walked with us for awhile before his family came running and yelling for him….tells me they care.
My dog loved the place and he says I should buy it for him. I can’t afford Carlsbad and probably never will.
Looking at the comps I think that the bank had it priced right, I just couldn’t afford that price and so I offered less. Maybe it was the e-mail that I sent to the listing agent (same agent I had ALMOST gotten another house with, she even called my realtor and told her we got it, but then we didn’t), asking her to help us find a house that would fit 2 adults, 2 part-time kids, 2 cats (not my choice), and 1 crazy weimaraner, and hopefully a yard big enough to get a second. Maybe that helped??

If you don’t have to live in Carlsbad or Encinitas, then it makes sense to look elsewhere where prices have come down considerably. The whole thing is about finding something you can comfortably afford and be happy with, sounds like you did it.
Ultimately this will cause Bug’s butterfly effect to come true. If places ten miles away drop in price significantly and shoppers looking at carlsbad or encinitas will look a town or two away, then ultimately it will put downward pressure on the towns they fled, if this keeps up, CAR and JP will get the price they want and then everyone will be happy.
