I agree with sdrealtor on this. Not everyone but still a very large group wants to live in NCC.
One of several stereotypical consumer groups fueling this demand in NCC (that I regularly have to compete with as a buyer) is … Young asian First/Second Generation Immigrants, Dual-Income Professional families. They are typical consumers for newer built track houses … bigger the better … in planned neighbourhoods with good school districts. Mostly dont care much about the “character” angle in a house. I know atleast couple in my circle who want to buy in South Carlsbad (92011/92009) and are ready to bring in top-dollar for the in-demand properties.
Agree with sdrealtor about the Palomar Airport and Restaurant/Markets. Never really felt that South Carlsbad is “far-away” from anywhere.
At times, I do feel like that Carlsbad is missing on bigger white-collar “industries” … even though it is very well positioned and definitly has potential.

February 18, 2011 at 8:08 PM #668236sdrealtorParticipantExactly with one exception. It is not just asian families and in fact they are relatively small players in NCC (i.e. encinitas/so carlsbad) relative to Carmel valley where they are out in force.

The DEA and NTF moved into their nice bldg in Carlsbad after residing in National City for more than 30 years. They’re “white collar” . . . sorta.
