Most all of my best friends have moved in the last two years out of state. The #1 reason is housing, but some moved for other reasonsas well. I am looking to move my family out for the same reason currently. Me and my friends fit the late 20s/early 30s set and almost all have masters or doctorate degrees. It does make you wonder what the future of the SD economy will be with few non locals willing to move or stay here. I am guessing it will stall the economy, and make for a much less vibrant economy than what was witnessed in the 1990’s. If housing were to drop, that trend would probably reverse. As it stands, it is likely that the SD school district will have fewer and fewer students each year, as it has for the past 4 years.
September 18, 2007 at 2:31 PM #85036golfprozParticipantRustico, if you think that someone making 150K can save 75K your nutz. First off taxes and deductions take damn near 40% of your check. With the AMT you loose most of the deductions you would otherwise claim. Then you have to live. I have a wife and 3 teenage daughters. You should see my clothing bill per month! I have a hard time saving 1k per month after expenses.
I’m not saying you can’t buy a home on 150K. Obviously you can. But at that income level you should be able to buy a nice home in a nice area and still have enough money left over to save some, take vacations and drive decent cars. With today’s prices you can’t. A nice home in a nice area for a family of 5 is $700k minimum. Even in Riverside where I’ve been looking the nicer stuff is over $600k and the ones I like are over $800k. Even with 20% down that payment would be about 50% of my monthly take home (before PITI) and I can’t even come close to affording the 800k house.
September 18, 2007 at 3:26 PM #85050BoratParticipantbrsharma, do you know anything about Dallas? Here’s some demographic info for the 75241 zip code where you found that “bargain” home for $130K. Check the crime stats. Yeah, that looks like a great deal. Why don’t you move there and if you survive a year, write back and tell us all about it!

Rustico are f*cking kidding me??? $75K a year???!!!! Can you do math or not man? That is $6,250 per month!!!
My wife and I have a combined income of over 230K and we save a lot, but I can tell that we could not put away that much money consistently each month.
September 18, 2007 at 4:48 PM #85067SD RealtorParticipantSee that is what this site needs… more discussion about Joey Greco, green plastic army men and football…
Concho the stabbing scene may have been one of the best of all time. Talk about classic entertainment. I personally liked the one where the guy caught busted by his wife and she was a bbw and she chased him through the bowling alley, caught him, then took her shoe off and started smacking him with it…. you can’t make that stuff up…
Okay I just wanted to see if there was a degenerate who shared some of my values. Sorry for hijacking the thread!
Oh and no I am not knocking Texas/Austin/Dallas at all, my in laws live in North Richland Hills and it seems nice enough. Every time we do visit when we go out at night I hope to be in one of the bars that Joey and his crew come into when they bust the cheater so I can yell Joey Joey Joey!
Long live Gomez…

September 18, 2007 at 5:00 PM #85070SD RealtorParticipantRus I gotta agree with JWM… Wife and I make some decent money but saving 6k a month… not a chance in hell. With the two kids, and both of us working, daycare, rent, paying mother in law to help us out as well… stocking up 401k, stock purchase plan, and everything else… the numbers don’t even come close to that…
I am not saying you cannot save for a home… I have done that but only by carrying 2 jobs and getting about 5 hours or sleep a night for a few years. Just trying to save up based on engineering job alone wouldn’t have covered it unless I wanted to sacrifice other savings vehicles.

September 18, 2007 at 5:23 PM #85077bsrsharmaParticipantWow! Dallas 75227 & 75241 are both hellholes. I have never set foot in (not even flown over – honest!) Texas. I thought the original poster (a Texan, most likely) of the quote was giving useful price information. It never occured to me that those places may be slums.

My mom rents exclusively to graduate students from UCSD. They are only there for the school year – gone in the summer, and are too busy studying to party-down and trash the place.

A single person could live on less than 25k a year with some motivation,Hundred of thousands are doing it in this county mostly by looking for a room to rent and buying second hand cars. I have three kids. I own my home free and clear but taxes, ins, ect come near to rent of a 3 bedroom condo in modest situation. We could live on 45K a year with passes to go to all the kid friendly places in SD that one can imagine.Yes my friend,I can do the math necessary to know that. I have been doing it for years . No we do not have public assistance(wouldn’t use it if we could)! We average more than 45k a year but can live on that.
SD R makes a point about 401k and I would say, take that out because the debate is buying a house when the entry point is right. I am assuming most of you guys are pretty young. My house is paid for because I did what you guys are trying to time and now I can save what would have been going to the mortgage and the mortgage is fixed permanently at $O. Not liking my priorities that is another thing. BTW I have averaged 800 a year toward car purchases and never, ever had a major repair. Yes, austerity would be a requirement, not so much at 230k a year.
Best wishes, -
