ParticipantThank you, Scarlett. Yes, I am aware that much of PQ was built before 1987, when Mello Roos bonds debuted in SD County, especially those areas immediately west of I-15 off the PQ & Carmel Mtn exits. That’s why I qualified my statement with:
Much of PQ has MR, which may be the same (or more) as paying HOA dues. In PQ, you may also have to pay HOA dues for an SFR, IN ADDITION to MR.
sdmove, have you searched any townhomes online which are situated BEHIND the Ralphs in UC (LJ Village Square?). I have been in two of them many years ago and they are actually very spacious townhomes. I’m sure I’ve told Scarlett about them before but the one I pet-sat in for 10 days was on Mahaila Ave. Are any of these units within your price range? IIRC, they have oversized 2-car garages, are well insulated and feel like a house.

ParticipantBearishgurl, I haven’t really looked in that area as I though that fell into La Jolla and would be more expensive. But I’ll look it up tonight and see if anything is available. From what I have seen, townhomes in this area run north of $400k and have HOAs of between $200-$400/month.
I was interested in looking at 7855 Camino Raposa – a 3/2 townhome for only $300-$325k – but I think it’s contingent or sold.
I’m slowly discovering that buying a place is a full time job!
Before I forget I just wanted to say thank you again to everyone for your help, advice and guidance.

Do you have proof for this statement? Here are all the SFR listings in PQ: http://www.sdlookup.com/Real_Estate-Penasquitos-Houses_For_Sale-92129?srtcol=3 and as you can see, the majority don’t have HOA and most if not all the places w/ no HOA also don’t have MR. Also, ALL of the current listings <$400k don't have HOA or MR.February 22, 2011 at 12:50 PM #669653an
