I have recently been looking at a number of foreclosures (many of which directly border canyons) in 4s Ranch, Scripps Ranch, Rancho Penasquitos, etc.
I inquired at several major home insurers (State Farm, Travelers, CostCo, AAA, etc) and all of these companies refuse to write a homeowners insurance policy on any house within 300 feet from a canyon (some were actually 500+ feet which would might even count houses on the other side of the street from a canyon I was told). If you call these companies, you can give them the address and they pretty much just bring up Google Maps and can tell you pretty quickly if they will insure the property or not. If it looks borderline, they have to send someone out to the property to make a determination.
This has been really frustrating for me as it is further limiting properties for my buying consideration in an already tight market. I am afraid that even if I do find an insurer for these houses, it may not be a reputable company that will actually pay off if anything happens. I have already tried all the big companies I trust with no luck.
Has anyone had any success getting insured in canyon areas lately? If so, what insurer did you use and at what kind of premium?

Friends say Allstate was insuring when others weren’t….Then again, I heard allstate stopped offering homeowner’s insurance altogether in SD for new customers. Wouldn’t hurt to give them a call though.
