ParticipantThank you sdr. As you know, my mistakes were more typographical in nature because there is a 502 and a 503 as well as an 1802 and 1803 on the MLS. So call my dyslexic however not shoddy reporting.
So bottom line is that this was a 40% drop downtown!

ParticipantMaybe we’d have to comp out that other sale at closing. Things are looking more chunky. It use to be some newbie would fly over here and post a loss that always turned out wrong . Usually just a first trust deed amount with the vanishing second. Now folks are coming over here more and more with surprising numbers and they are sticking. I’ll do a better survey later. Gotta pour couple of stairs and a slab today between posts.

ParticipantYes I would absolutely agree that this case smacks of fraud. I took a quick look at the comps for the timeframe of the sale. Nothing gets close to it. This sale was not recorded on the MLS as well. The buyer financed it 100%. The originating lender was First Franklin.
How this appraised, I have no idea.
This is a definite fraud in my mind.
I wonder which tranche this loan ended up in…

ParticipantI am starting to see some signs of chunkiness from the only place I can see it coming, the lenders. The good REO guys are getting the lenders attention these days and pricing to sell. I know of a couple REO properties that had 7 offers last week because they were truly priced to sell. In certain areas these will become the market. However, in most of the areas I work there is very little REO activity and what little there is can sell near retail.
