I could see some real fixer 3/2 and 2/2 homes going under 250 but a property as nice as the one you linked to wont get anywhere near 440K. too many well paid people working in Sorrento Valley who would jump all over that far before that price level.
I expect fixer 3/2 and 2/2 to be around $200k, since they were going for low to mid $400k at peak. $500k-$550k at peak will get a very decent 4/2 in the better part of MM. 4/3 2000sq-ft in SW MM were going for low 600k and currently rent for ~$2400. If I can pick one up for low $300k, that would be very sweet too. That SV house rents for about $3000-3200 right now, so, $440k would yield a decent return w/ today’s rate as well.

May 17, 2011 at 8:32 PM #696031AnonymousGuest$3000 to rent 2800sq ft in Sorrento Valley seems a bit expensive. Contrary to sdr, I don’t see that as being a very desirable area. So what if it is close to a lot of high tech business parks, who wants to live near an industrial park???

I guess you don’t know this area very well. Here are some examples:
http://sandiego.craigslist.org/csd/apa/2373181559.html (2700 sq-ft vs 2900 sq-ft)
http://sandiego.craigslist.org/csd/apa/2383390423.html (Same floor plan but no way they’ll get the $3850/month asking price)
http://sandiego.craigslist.org/nsd/apa/2384495506.html (2500 sq-ft vs 2900 sq-ft)

People who don’t want to be stuck in traffic everyday? People who want no more than 10 minutes commute to work while still get big newer houses with canyon view?May 17, 2011 at 9:49 PM #696133anParticipant
$3000 to rent 2800sq ft in Sorrento Valley seems a bit expensive.
