Exactly. The HOA can choose what to retain or what to delete, and presumably, footage gets auto-overwritten after a certain looping time.
Whereas if it were uploaded to a clown (‘scuse me, cloud) surveillance service, the HOA wouldn’t have that choice.

Racial discrimination in housing cases are few and far between, and rarely involve smaller landlords. Much more common are disability suits against landlords.

This can be a huge time expense and also doesn’t give you much power – your vote is only 1 out of 5 and when the rest of the board is filled with kooks with agendas, then you could be screwed no matter what.
Worse yet, no one will remember who voted in which direction, so your name will be associated with any zany path the board heads.

HUD is right about arrest records — arrest =/= conviction. IMHO, arrest records shouldn’t even be public unless there’s a conviction, since it’s up to the courts to mete out punishment, not the police. (And encouraging discrimination in employment or housing is punishment, like it or not.)
As far as criminal records, it depends. I’d not rent to a violent criminal or to a thief. But if someone was caught smoking pot or got in trouble for being rude to some blowhard of a cop, I wouldn’t care at all. I’d definitely like to know the whole story before judging anyone.
