The Days on the Market (DOM) has become irrelevant now days anyway. I watch as houses get relisted many times so that they are at the top of the list, AND it appears that the house is fresh on the market.
The listing agents game the system anyway, so if DOM is removed, so what? I always assume the EVERY house has been listed for at least a year. And that’s probably true.

i’ve been wondering about the actual number of homes in the country. the closest i can get is the census data on households; there are some 75 million “homes” and some 30 million rentals. if they would just give some straight numbers… and yearly market data would be nice too…
but yeah, dom is certainly a useful bargaining tool. despite the relisting, which presumably, if you can “get” dom, you can get relisting info as well. combined, you get a fuller picture. and without have to “ask” for it… some people get put out when you request more information than they have prepared for you… ie., more info than the print out from the mls.

Maybe you have worked with one of those “three showings get the ink flowing” kind of agents before.Hold on to that beat stick of yours and when/if you are ready to work with a third party on buying a property let them know it is specifically used for getting all the information that they feel “put out” about dishing up.

Nobody seems to complain that FSBO homes don’t have days on the market or listing history available.
If you see a home that you want to find out information about then call the listing agent. Call Zip… call anyone… post it on piggington. You will also want to know what the sellers bought it for wouldn’t you? You will also want to know comps in the neighborhood wouldn’t you? You will also want to know if they are in distress wouldn’t you?
None of that information is posted on listings yet I would never make an offer without that information, nor would I ever think any other prudent buyer would.
I don’t disagree for one moment that the Realtor associations are nothing but self serving… however conspiratorial people want to say they are… well that is okay with me as well… but by the same token, there are so many pieces of information that are essential prior to considering making an offer on a home, and that information CAN be found readily. I really don’t feel people are handicapped in any way to find that information out.
Yes more information in a listing is nice, but it is not a law or a right for the MLS (which last I checked was not funded with any public money) to put it out there. In fact the Zips, Zillows, Realtor.coms could actually put out the days that the listing was active on their sites if they wanted to.
