Last week’s postings about inventory shrinking on the hill are even more evident with these two homes going pending. Yokohama and Del Paso, both above $800k and both >3000 sq feet – not much left in that price/size range.
5583 Del Cerro Blvd $869,000 3,083** (not a view home on hill)
5890 Del Cerro Blvd $899,999 3,198** (not a view home on hill)Only “true” View Homes on hill

Your idea about using it as a show place to obtain work for the husband’s construction company maybe right on. Putting the price high attracts lookers ( why is this $ 1.3 ), but not any serious buyers and then you put on the sales pressure for remodeling ( probably would offer a free pizza as a bonus).
Caminto Tenedor – inside the gated development so HOA issues as well as tiny tiny lots; so anything in that development has to be viewed somewhat different that regular houses on the hill and is not exactly comparable.
Del Cerro Blvd 5583 and 5890 are in “lower” Del Cerro and IMHO not comparable to those east of College. Lower Del Cerro is okay, but it has a very different feel and attracts a different client base ( been told by couple of realtors ). Same holds for Princess Del Cerro and stuff North of Navajo ( can’t remember neighborhood name ).
No – worked in yard all Sunday and didn’t get to hear the piano music.

Besides Yokohama which was priced well below other comps, I think a great deal was had on both Norman Ln closings this year. Square footage > 4500, views, and price per sq ft pretty good.
Maybe best deal for current active listing is on 5779 Lance. But is not a view home. If buyer can get this home in mid to upper-600s it is really big, has lots of potential (just not a huge lot). One downside is it is on the busier street, Lance.
Besides this (and even this one is not great), there really is NOTHING too attractive on the hill. All other view homes are pretty overpriced, or need too much work.
